Unit 2107 – Espanda Grand Residences

For very small and problematic units like this one at Espana Grand, wherein there is a huge post in the kitchen , and space is very scarce, I have decided to use French design partition with square mirrors framed in kiln dried wood that was finished in white automotive paint. Since the tenant is a female student from UST, pink walls made the room look so dainty and elegant in contrast to the white double deck with pull out, covered with pink and white bed covers and comforters.

All the furnishings are scaled to finish. The ceilings are dropped and lights added to the beautiful ambiance of the room , making it so cozy and comfortable for a student and her visitors to stay in. The dining set is also made to order and scaled to finish. Done by skilled craftsmen in my shop, I used high density, and thick gauge stainless steel for the dining table frame with thick top glass.

The chairs are also of stainless base and the fabric for the upholstery all all Aikmann and Collins. Even the sofa set are well done and fit only the space herein. The contrasting colors of violet and gold with off-white combination for the fabric of the sofa and the stool as well as the curtains gave this small space a huge optical illusion.

The large post in the kitchen had served a better purpose than to just stand there. It has served as the TV rack on one side, glass cabinet and dish rack on the other side.Where a small kitchen consists of cook top with granite counter, disk shelves, the ref and all the other kitchen stuff, amazingly compressed but comfortably well- placed in each corner, and everything in its proper places.

The CR and bath has its own shower enclosure and of course has been upgraded as well using imported materials that fit the lifestyle of the unit owner.Again, for a job well done in this unit, I was given another project with a much bigger budget, in Lemery, Batangas.

Unit 1019 – Espana Grand Residences

Actual photos of a two bedroom condo unit for students at Espana grand, Manila. From bare to a very elegant home for students. Each corner of the room has to be maximized for the tenants. Ten persons will stay here.

The living room is converted into a sleeping area at night, while three girls and three boys will stay in each room respectively. The walls were given a nice treat by using imported wall cladding and huge mirrors to make the unit look bigger and very elegant. The ceiling are made of light metal framing and gypsum boards painted with white flat latex paint that creates a cool ambiance specially at night when lights are on.

The colors of the sofa as well as that of the red curtains creates a nice impact upon entry to the unit, as if the coolness of white walls and other furnishings and the green and brown texture of the wall cladding all compliment each other. The spaces of the two bedrooms where the other students would stay have all been maximized. Take note that the wooden stairs are also used as shoe rack (in the boys’ room), while the space beside the stairs in the girls’ room double deck is used as another bags and bookshelves.

There’s enough space for the clothes and luggages for the tenants. The use of sliding doors for the wardrobe cabinets provide more room for movement, and the mirrors make them look like they are bigger than what they actually are.
